98Cartier

Hello everyone,
I just picked up a '98 Town Car Cartier and wanted to get started on some maintenance to make it right. The car didn't come with a manual unfortunately so I'm left to ponder on many things I've discovered.
First thing, I'm not sure is what sort of rear brake pads my car uses. I've seen two different styles on RockAuto. Rear brakes either using a 1" Inboard Piston OR a Phenolic Piston. I also suppose I can't use the limousine brake pads on my sedan.
Second, my key fob's don't work. Changed out the batteries in both but they won't work the locks or the trunk. Incidentally my interior lock controls don't work either.
Third, the passenger door lock doesn't work at all. Has a really spongy feeling to it when depressing it & I can hear a bit of a rattle when shutting the door. Would this be a broken actuator?
Forth, and this has me worried. But shouldn't there be an emergency fuel door release in the trunk? All I see is the airbag off switch and the 6 disk CD changer in that corner.
Fifth, the dash has "Air Suspension" listed over the odometer. Is this a message to have it looked at or just stating the car is supplied with it?
Sixth, and final issue that I know so far. The trunk actuator isn't working either. Not from the interior button or the key fob. Could there be a fuse that controls these functions?
Other than all those issues I've come across in the past few days of owning it. Other than those it drives really smooth and seems to just glide down the road without much effort. A bit disappointed it doesn't have child seat anchors in the back seats. Really surprised me they weren't there, even more surprised when I fished out a rusty channel lock pliers while digging around.
